  • Choose a REALTOR® you feel comfortable with and have trust in. This is an important relationship and you should feel like you are dealing with an honest representative.


  • Did you know that the Public MLS like Realtor.ca does not provide you with the most updated listings? The Toronto Real Estate Board  for example, provides you with more information on properties and is updated up to 48 hours before the public systems. This is very important to know as it could put you at the front of the line for new listings and allow you to make an offer before it becomes public information.


  • Have a clear idea of your budget and get a mortgage preapproval which is different than a mortgage prequalification.  Ask Angela why.


  • List your Wants and Needs and understand the difference.


  • Try to be open and flexible in your home search. Treat it as a discovery process as you will be exposed to features or situations that you did not consider.


  • Some REALTORS®​ have access to exclusive listings, listings that are not listed with any of the boards. Again, ask your prospective realtor if they have access to these properties, as this could put you at the front of the line to new listing opportunities.


  • Remember the listing agent represents the interests of the seller. It is important to have a representative that will represent your interests.  Toronto and the greater Toronto area are highly competitive, fluid and dynamic real estate markets and having a good representative saves time and maximizes all opportunities through applied knowledge, responsiveness, tenacity and consistent attention.
