Here is a list of costs that most sellers will need to consider when selling their homes.


Legal Fees

Seek a lawyer that specializes in real estate. Costs can vary so consult with your lawyer on their fees.


Real Estate Commission 

This can range from 4%-6% depending on the sales representative/brokerage and city norms. Discuss with your sales representative.


HST 

13% of the Real Estate Commission.


Discharge of Mortgage 

Check with your lender to see if there is a penalty associated with discharging your mortgage. 


The Move 

This cost can vary depending on how you choose to move. You can do it yourself, packing and hiring your own truck, or use professional movers and packers. Costs will vary so be sure to get a few quotes.
